How planning permission and building regulations work
In the UK, home improvements are controlled by two separate systems: planning and building regulations. Planning looks at whether you are allowed to build something and how it affects neighbours and the street, while building regulations focus on how it is built safely and correctly.
Some works need full planning permission, but many common projects (such as extensions or loft conversions) fall under Permitted Development rules—these do not require planning permission, although we often recommend a Lawful Development Certificate as formal proof for peace of mind and future property sales.
Building regulations approval is still required for most structural work, regardless of planning status. This involves detailed technical drawings, calculations from a structural engineer, and inspections by Building Control (a council inspector or approved inspector) during construction to ensure the work meets safety and performance standards.

We use high-accuracy 3D laser scanning, ensuring every dimension is correct before drawings are produced.
This avoids costly errors later, especially when producing Building Regulations drawings.
