How planning permission and building regulations work

In the UK, home improvements are controlled by two separate systems: planning and building regulations. Planning looks at whether you are allowed to build something and how it affects neighbours and the street, while building regulations focus on how it is built safely and correctly.

Some works need full planning permission, but many common projects (such as extensions or loft conversions) fall under Permitted Development rules—these do not require planning permission, although we often recommend a Lawful Development Certificate as formal proof for peace of mind and future property sales.

Building regulations approval is still required for most structural work, regardless of planning status. This involves detailed technical drawings, calculations from a structural engineer, and inspections by Building Control (a council inspector or approved inspector) during construction to ensure the work meets safety and performance standards.

Structural Engineer

We work with an independent structural engineer who attends site to ensure:

  • Correct steel sizing

  • Reduced material cost

  • Practical buildability

  • On-site advice during critical stages

This is far superior to remote calculations included in cheap plans.

Measured Survey Pricing

We use high-accuracy 3D laser scanning, ensuring every dimension is correct before drawings are produced.

This avoids costly errors later, especially when producing Building Regulations drawings.

Revisions

  • One round of revisions included for planning drawings

  • One round of revisions included for planning building regulations drawings

  • Additional revisions start from £150 depending on complexity

Planning Permission vs Permitted Development

Even if your extension or loft/garage conversion project is permitted development, you still need planning-format drawings to refine the design and to submit a lawful certificate application (if required) before Building Regulations can be produced.

Site Visits by Us

To keep our fees reasonable, we do not carry out a site visit. The measured survey and our online 3D mapping tools, gives us all the information needed to advise you on design options remotely and produce accurate drawings.
